INTERIOR INSPECTIONS:
- Run the dishwasher(monthly).
- Physical room-by-room inspection.
- Make sure all doors and windows are closed, securely locked, and in good working condition.
- Check air conditioner/heating settings on thermostat and make sure all are in working order. Set thermostat to client’s seasonal preference.
- Change and date replacement air filters.
- Check lights & replace burnt out bulbs as necessary.
- Check and reset security system if needed.
- Check Shower heads.
- Act as your local point of contact for security alarm service.
- Check toilet supply lines and run water in all sinks, tubs, showers and toilets to keep traps filled.
- Visually inspect water service and all interior taps and faucets for leakage.
- Check under sink and vanity for plumbing leaks.
- Dispose of deceased bugs and insects.
- Check refrigerator sustainability and inspect ice maker in freezer.
- Check for pest problems.
- Check floors, walls, ceilings for signs of water damage or leaks.
- Check hot water heater.
- Check batteries in smoke detectors and alarm system.
- Check for running toilets.
- Send inspection / verification reports, and digital photographs when appropriate, via e-mail to property owner.
EXTERIOR INSPECTIONS:
- Check for stucco cracks, paint problems, bulkheads, or visible roof damage.
- Check windows for leaks and faulty weather stripping.
- Check for vandalism, storm damage or forced entry.
- Check soffit & fascia for any mold or mildew issues.
- Check gutters for clear drainage. (At Request)
- Check for any broken or ruptured irrigation lines.
- Check for properly maintained lawn care, erosion problems, or drainage issues.
- Secure or put out patio and deck furniture.
- Make sure all gates and out-buildings are locked.
- Check screens and porch enclosures for tears or damage.
- Visually inspect condition of exterior A/C units.
